Request Custom QuoteFloor Plan FAQ
What is a schematic floor plan?
A schematic floor plan is a 2D representation of a space viewed from above, showing walls, doors, windows, and room layouts. Unlike architectural drawings, schematic floor plans focus on clarity and usability rather than construction details.
How accurate are your floor plans?
Floor plans derived from Matterport Pro3 scans are typically within ±1% accuracy. For construction-critical applications requiring higher precision, we recommend professional laser scanning which achieves ±2mm accuracy.
What information is included on the floor plan?
Standard deliverables include room labels, overall dimensions, door and window locations, and gross square footage. Custom annotations, furniture layouts, and detailed dimensions are available upon request.
How long does it take to get floor plans?
Standard turnaround is 1-2 business days after the scan is completed. Rush delivery (same-day) is available for an additional fee.
Can you create floor plans from existing virtual tours?
Yes, if you have an existing Matterport tour, we can generate schematic floor plans from that data. Contact us with your tour link for a quote.
What is the difference between a schematic floor plan and an architectural floor plan?
A schematic floor plan (also called a diagrammatic floor plan) shows simplified room layouts, wall positions, doors, windows, and basic dimensions — optimized for clarity and usability. An architectural floor plan includes additional construction details like wall thicknesses, material callouts, structural elements, and technical annotations. Schematic plans are ideal for real estate marketing, leasing packages, and space planning. Architectural plans are used for construction, permitting, and engineering.
What is a diagrammatic floor plan?
A diagrammatic floor plan is another term for a schematic floor plan — a simplified 2D representation of a space showing room layouts, doors, windows, and general dimensions without detailed construction specifications. Diagrammatic floor plans are commonly used in real estate listings, property marketing, and facilities management where visual clarity is more important than technical detail.
How much do schematic floor plans cost?
Schematic floor plans from THE FUTURE 3D start at $50 as an add-on when ordered with a 3D virtual tour. Standalone floor plans start at $75 per floor. Multi-property and volume discounts are available. The cost depends on property size, complexity, and turnaround time. Rush delivery (same-day) is available for an additional fee.
Can I get a schematic plan without a 3D scan?
We create our schematic floor plans from 3D scan data (Matterport or laser scan) to ensure dimensional accuracy. If you need floor plans for a property that hasn't been scanned yet, we can schedule a scan visit and produce both a virtual tour and floor plans. We do not create floor plans from hand measurements or architectural blueprints.
What file formats are schematic floor plans delivered in?
Standard deliverables include high-resolution PDF files (print-ready) and PNG/JPG images (web-optimized). These formats work for MLS listings, marketing materials, leasing packages, and presentations. For CAD-compatible formats (DWG/DXF), we recommend our Scan-to-BIM service, which produces detailed architectural drawings from laser scan data.
